This story really does need an update. Those big companies like Blackstone are buying EVERY property they can get now. And there's a difference in mobile and manufactured which is part of that lot rent and whether a mortgage company will lend on it. Single wide mobile homes are hard (but not impossible) to get a mortgage on. Double wides can get loans with certain mortgage companies who want to lend on them and manufactured homes are considered fine with MANY mortgage companies.

Also the biggest issue with moving mobile homes is you generally can't get a mortgage if you move it. A lot of lenders and their investors require you to take the wheels and hitch off. And once it's been placed and titled at one address, it can't be moved, or it becomes ineligible for funding through Fannie Mae and Freddie Mac, the two biggest mortgage buyers in the country. So people who are trying to move their home out of a park to get away from the predatory groups get trapped unless they can qualify for specialty loans which may be harder to get.

I lived in Santa Cruz Ca for many years and that is what exactly I the mobile home parts. One looked over the ocean for some spaces. They were costing over 4,000$ a month and that was 10 years ago. The rest of the rent was a little lower, but not. People could not move out or sell their mobile homes. Of course most of the people were retired as it was above 55 old restricted
