Paying 90% for a pre built unit is insanity. These construction scams don't work without gullible buyers.

My favorite line is the buyer happy that all materials would be locally sourced and sustainable coming from within 360 miles (how did they come up w that #?!) to reduce carbon footprint!!

But no problem bulldozing the jungle to build her condo building !!! It doesn’t get more rich than that !!!!

I’m Mexican and been to the peninsula many times. Three months ago I decided to drive to Tulum and see it for myself. I was left in shock after what I saw. Tulum is a nightmare when it comes to city planning, Tulum is not even for Mexican. Tulum is a random city built for tourist

Never buy an unfinished project. I live in Colombia, and know so many people who have been ripped off buying per-construction apartments.

I used to go there before the Tulum boom. It’s sad to see what happened to Tulum, the greed destroyed that beautiful place. It used to be an amazing gem in Mexico.. I’ll keep the memories.

There’s a lot of greed in Tulum unfortunately. Developers and foreign “Investors” want to make a quick buck, turn it into rentals. And the town doesn’t even have municipal sewage. They’re ruining the nature. Greed naturally attracts criminality and dark forces.

We have gone to Playa Del Carmen for a decade and looked at buying a condo in Playa or a house in Merida which is inland. After you spend time in Mexico and see many unfinished projects, you start to wonder. After we investigate many options, the price, restrictions and just shady nature of these deals made us give up on this idea. We ended up building a house in Paraguay which is my wife's country and which has no building restrictions and is a place where we know what is going on. Be careful buying property in foreign countries where you do not have an intimate knowledge of what is going on in the area!

1. Ejido land cannot be sold or bought in MX.
2. The developers are launderers, friends & relatives of court officials.
3. Anericans who trust the govt are easy victims.
4. There is no resolution to these cases.

I went to tulum for Christmas this past year. I walked around to explore and what I found shocked me. Abandoned projects everywhere. Those that are finished are really nice. Mixed in with slums and the local transient workers. Tulum is very new and in a state of distress.

Paying 90% for something unbuilt is madness.

When I went to Mexico in 2012, Tulum was still original and not overrun by real estate developers who build for a minority of wealthy people from the United States, Europe, or elsewhere.

I’m Mexican and I live in Mexico. I can assure you that enforcing contracts in this country is extremely challenging. The relevant authorities and institutions are not doing their job, they don’t care, and in the worst case, they are corrupt. This is still the case in the government of the so-called “fourth transformation.”

Buying a pre-sale in Mexico is a big no-no. There are so many properties already built that are ready to be sold. So, I don't understand why you would buy something that doesn't exist. I get that these developers give a lot of discounts etc., but you are essentially held at their mercy once you pay up. Buy something where the walls already exist!

I lived in Playa in the 90s. Used to cost next to nothing to stay in beautiful pristine Tulum.
Last time I went to the Riviera Maya I couldn't stop crying.

A friend couple wanted to retire in Mexico. They had this dream of buying a small land and build a small hacienda to raise some animals and maybe grow some crops. They finally found their dream property and they were about so sign when their lawyer found that the land was part of a environmentally protected area. They dodged a bullet but it seems to me that scams like this occur on a daily basis in Mexico.

I visited Tulum recently and felt so guilty because I could see what over tourism is doing to the jungles. Really broke my heart I will not be back
